Love Affair with Note Investing

 

As I go about my day, I constantly get asked about some of the post that I put out there in social media. Most of them revolve around real estate and note investing. Most of the questions that I am asked surround, why or how did I choose note investing. I believe most of the questions stem from the fact that most people do know or understand what real estate-backed note investing is.

 

 

 

 

 

 

 

As a result, I would like to share with you why I chose note investing as my investment vehicle:

  1. Opportunities are Endless – Note investing is such a dynamic investment vehicle regarding the number of distressed notes there in the market to purchase at a discounted rate and the multiple exit strategies that an investor can take advantage of once they acquire the note. Even when real estate market suffers like the real estate downturn in 2007 & 2008, investors were still able to acquire profitable deals while the rest of the industry suffered. After acquiring the note, I can take advantage of multiple exit strategies such as these depending on the situation: Wholesaling, Reinstatements, Deed in Lieu, Foreclosure, Reperforming Note Sale

  2. Notes fit Me & What I am looking for - As many people know, I have been working in information technology for almost 20 years in various roles. I have also developed previous businesses in financial services (insurance, securities, and mortgages) and currently real estate investments. With all of my experiences in these areas, I feel that note investing fits me perfectly. Much of the work in note investing is analytical type work such as IT work. I can leverage my IT background and create systems in my note business that are facilitated by IT platforms. Many people that I have tried to explain note investing to seemed very confused trying to understand the mortgage and real estate industry. Especially, when I start talking about analyzing the potential deal, structuring, and completing the necessary due diligence. From my experience with mortgages, insurance, & securities in financial services, I was able to pickup the overall concept of note investing quickly.  Plus, I can work on my note business from anywhere. As long as I have my laptop, internet access, and a phone, I am all set to go.

  3. The Road Less Traveled – I Love that note investing is an investment strategy that many investors either don’t know about, don’t understand, or simply shy away from. I live in Houston and our real estate investment market (flips and rental properties) is completely over saturated with experienced and novice investors. Finding a good deal in a hot market is harder and very costly. Note investing is not the SEXY deals you will see on HGTV or any flipping tv shows. But they definitely can be just as profitable and interesting as the stories in those shows. 

This is why I love it and passionate about note investing. Many people try to get away with trying to do to many things at one time. They try to be a House Flipper, vending machine operator, and multi-level travel agent at the same time. You cannot do that with note investing. It is very time intensive and you have keep learning in order understand how to take advantage of the multiple investment strategies.
